Here is a quick description of each applicant type! Note that each company does have different configurations for these applicant types.

Applicant

The applicant is responsible for submitting a complete and accurate rental application and providing all required documentation to the landlord or property management company. They are also responsible for paying any application fees.

Guarantor

The guarantor is responsible for ensuring that the rent and other expenses associated with the rental property are paid in full and on time if the tenant is unable to pay. This may include paying for damages to the property caused by the tenant, as well as any unpaid rent or fees. The guarantor is typically required to sign a legally binding contract agreeing to these terms.

Occupant

An occupant is a person who lives in the rental property with the tenant but is not a party to the lease agreement with the landlord. Therefore, they are not responsible for paying rent or other expenses associated with the rental property directly to the landlord. However, they are still expected to follow all rules and regulations set forth by the landlord or property management company, respect the rights of other tenants and neighbors, and contribute to maintaining a clean and safe living environment as agreed upon with the tenant.

Dependent

The dependent is not typically responsible for any financial obligations associated with the rental property, as they are reliant on the tenant for support. However, they are still expected to follow all rules and regulations set forth by the landlord or property management company and maintain a clean and safe living environment.
